The Cerro del Baile urbanization in San Sebastián de los Reyes has officially begun its development with the laying of the first stone on June 1st. This project is poised to be the largest residential initiative currently underway in the northern area of Madrid, and it includes the creation of a total of 3,664 homes, of which a significant 60% will be subject to some form of public protection.
The inaugural ceremony was attended by the mayoress of San Sebastián de los Reyes, Lucía S. Fernández, accompanied by representatives from the Junta de Compensación (Compensation Board), technicians in charge of the work, and members of the municipal government team. During the event, the different phases planned for the urban development and the milestones expected in the short, medium, and long term were presented.
Cerro del Baile aims to establish itself as one of the most significant urban developments in the Community of Madrid. The development area covers approximately 1.28 million square meters and is structured into two distinct sectors. The breakdown of planned homes includes 300 free-market single-family homes, 1,166 free-market multi-family homes, 1,480 limited-price homes, 718 with basic public protection, and 1,058 specifically designated for the Ayuntamiento de San Sebastián de los Reyes (City Council).
Current projections indicate that the construction of the first homes will start in October 2027, with the initial deliveries estimated for October 2029. This development addresses the high residential demand in the north of the Community of Madrid, serving as a strategic initiative to increase supply in a market with strong demand pressure.
The project incorporates measures to harmonize urban growth with the preservation of the natural environment, including new urban infrastructure, public spaces, and ecological transition actions linked to the Dehesa Boyal, as well as reforestation of the forest park.
The City Council has highlighted its collaboration with the Community of Madrid to expand housing supply, noting the construction of 568 homes through the Plan Vive (Live Plan) and the promotion of over 1,000 additional homes for young people on municipal plots. Furthermore, affordable public rental housing is being promoted through the Empresa Municipal del Suelo y la Vivienda (EMSV) (Municipal Land and Housing Company).
