The development, named Carabanchel 35, is designed to provide housing solutions with a strict cost limit: rent will not exceed 30% of the residents' income. The project includes 13 two-bedroom apartments, 24 three-bedroom units, and three four-bedroom units, all including parking spaces and storage rooms.
The project is managed by the Municipal Housing and Land Company (EMVS Madrid) and is expected to be completed by mid-2028. The building will also feature a parking area with space for 60 vehicles.
The building's design prioritizes energy efficiency, having received the Sustainable Building certification from AENOR at the project stage. Key features include natural cross-ventilation, solar shading, a centralized aerothermal system for heating and cooling, and landscaped areas with low water consumption.

This initiative is part of the Southern Strategy, a municipal plan aimed at transforming districts such as Carabanchel, Latina, Usera, and Villaverde. Currently, the city manages nearly 10,000 public homes and has another 5,700 in development.
