The ambitious urban project Madrid Nuevo Norte has entered its material phase with the commencement of demolition works in the Las Tablas Oeste area. This zone, covering over 113,000 square meters, is the first of four areas comprising this development, which has been decades in the making in the capital.
The formal start of the works was authorized on April 15, following the signing of the staking certificate by the Madrid City Council. This initial stage will focus on the selective demolition of 15 buildings and sheds, as well as the removal of pavements and other constructed elements, totaling 15,740 cubic meters of materials.

A notable aspect of this phase is its focus on sustainability, as 76% of the resulting materials, equivalent to 12,018 cubic meters, are expected to be reused as backfill in subsequent stages of the project. This measure aims to reduce waste volume and the environmental footprint of the construction.
To minimize inconvenience for nearby residents, various environmental control measures will be implemented. These include irrigation systems to control dust, time restrictions for noisy activities, and continuous monitoring of noise and vibration levels. Protocols for waste management and the protection of the natural environment have also been established.
The demolition phase is expected to last six months, aiming to prepare the ground for urbanization works, which are scheduled to begin in the summer of 2026. This second phase will shape the new neighborhood, including road networks, sidewalks, bike lanes, LED public lighting, green areas, and the construction of 741 homes, 38% of which will be municipally managed.
