The Urban Development Accelerator has given the green light to declare Partial Plan AA 0.2 in Getafe of special relevance, a measure that will significantly speed up the processing of a new residential development promoted by the municipality's City Council. This plan foresees the construction of a total of 700 homes.
The declaration of special relevance makes the files linked to this action a priority for the regional government. The project will be integrated into the digital platform CESEIS (Centralization and Monitoring of Sectoral Reports), a tool designed to avoid duplication, improve coordination between bodies, and ensure transparency in urban planning processes.
Of the 700 homes planned, approximately 140 will have some form of public protection, representing about 20% of the total offer. This initiative responds to the growing housing need in Getafe, marked by land scarcity, rising prices, and high demand, especially among young people.
The new enclave will be located in a strategic area between the Juan de la Cierva neighborhood and the Los Ángeles industrial estate. The urban operation will allow for the regeneration of an area currently occupied by obsolete industrial uses, the completion of the urban fabric, and the improvement of connectivity between different neighborhoods of the municipality.
The project includes the creation of new open spaces, green areas, and complementary infrastructure, as well as improvements in pedestrian and cycling mobility. It also aims to optimize accessibility to the Cercanías train station, facilitating the integration of the new residential area into the daily life of Getafe.
Since its creation in January, the Urban Development Accelerator has approved eight initiatives in various municipalities of the Community of Madrid, totaling over 15,000 homes. Notable projects include those in Madrid, Móstoles, Alcalá de Henares, and Tres Cantos.
