This project, deemed a crucial step for the capital's growth, will enable the construction of 51,656 homes across eight phases, three of which are already underway. Municipal spokesperson Inma Sanz highlighted the significance of this approval for the development's launch.
Spanning 19.2 square kilometers, Valdecarros is designed to accommodate approximately 150,000 inhabitants, a population comparable to that of Badajoz. The release of finalized land will expedite timelines, allowing for simultaneous urbanization and construction.
The first 13,300 homes are expected to be ready by early 2027. A key aspect of the project is its commitment to affordable housing, allocating 55% of the total (28,410 units) to protected housing.
The neighborhood's design prioritizes sustainable mobility, featuring 127 kilometers of pedestrian and cycling paths, and the elimination of level differences to ensure universal accessibility. It will also include an electric bus line with traffic signal priority and frequencies of up to three minutes, connecting to other developments in Madrid's southeast.
Valdecarros will add 700 hectares of green spaces, equivalent to six times the size of Retiro Park, with an estimated planting of 110,000 trees.
The total investment will exceed 8 billion euros, and up to 480,000 direct and indirect jobs are anticipated during its execution. Once completed, the neighborhood is expected to sustain over 70,000 jobs.
Out of the total 1,920 hectares, 349 will be dedicated to social facilities, including a major hospital, residences for the elderly, and schools. Additionally, 69 hectares are reserved for industrial use, 20.9 for shopping centers, and 12.9 for offices featuring two towers up to 44 stories high.
