Villaverde Drives Plaza Mayor Regeneration with Private Investment

The urban development project in Villaverde's historic center will transform the area around Plaza Mayor, adding a new green space and revitalizing the old Magerit cinema.

The Madrid City Council has approved an urban development project for the area surrounding Plaza Mayor de Villaverde, which will be executed by a private company to revitalize the district's historic center.

The Governing Board of the Madrid City Council definitively approved an urbanization plan for the area around Plaza Mayor de Villaverde this Thursday. This project, aimed at the “regeneration” of the surroundings, will be carried out by the private company Fun Business SL with an investment of 650,000 euros and is estimated to last approximately four months. The supervision of the works will fall under the Works and Equipment department, as reported by the deputy mayor and municipal spokesperson.
The main objective of this initiative is to recover and organize the area around Plaza Mayor de Villaverde, highlighting its historical heritage and improving an area that currently shows some deterioration. The plan includes the creation of a new public green zone that will expand the recently remodeled square and establish a connection with the small square located at the intersection of Albino Hernández Lázaro, La Plata, and Covachuelas streets.
The action foresees the creation of a landscaped public square that will enhance open spaces, generating a “new green lung” in the area. This space will be surrounded by two residential buildings housing 30 homes, two commercial premises, and garage spaces. Additionally, a municipal-use endowment plot will be included, and the historic building that once housed the Magerit cinema in Villaverde will be preserved and converted into a tertiary space.

The project will act on a total surface area of 2,974 square meters, of which 927 square meters will be dedicated to green areas. It has been emphasized that the proposal “will respect traditional architectural characteristics, incorporating habitability improvements and sustainability criteria.” These improvements include green roofs, sustainable drainage, native vegetation, and shaded areas, with the aim of “promoting meeting spaces among residents and revitalizing local commerce.”
