Madrid Completes 164 Affordable Rental Homes in El Cañaveral

The Municipal Housing and Land Company has finished the Cañaveral 13 development, offering apartments from 300 euros in Vicálvaro.

The Madrid City Council, through the Municipal Housing and Land Company (EMVS Madrid), has completed the construction of 164 public affordable rental homes in the El Cañaveral development, located in the Vicálvaro district, with prices starting from 300 euros per month.

The development, named Cañaveral 13, includes 54 two-bedroom units, 98 three-bedroom units, and 12 four-bedroom units. Several of these homes are adapted for people with reduced mobility. All residences come with a storage room, and the complex offers 246 parking spaces and 12 commercial premises. Additionally, common areas with children's play spaces and landscaped gardens have been created for residents' enjoyment.

This initiative targets young people and families with incomes not exceeding 3.5 times the IPREM (Public Indicator of Multiple Effect Income). The total investment for the construction of Cañaveral 13 amounted to nearly 40.3 million euros, of which 35.79 million were contributed by the Madrid City Council and 4.5 million came from Next Generation European funds.
The building stands out for its energy efficiency, boasting an A certification, cross-ventilation, and aerothermal climate control, which significantly reduces consumption. It also incorporates photovoltaic panels, an automatic irrigation system that utilizes rainwater, and LED lighting in all common areas.
El Cañaveral is consolidating its position as a key residential neighborhood in Vicálvaro, specifically designed for young people and families. Out of the 1,212 projected homes in the area, 1,078 have already been completed, allowing 570 families to reside in them. More than 80% of these apartments are intended for young people and families with minor children.
In total, EMVS Madrid has delivered six of the 13 planned developments in the neighborhood and expects to award new homes in the coming months, which will enable another 640 families to access their homes over the next year. The Madrid City Council emphasizes its national leadership in affordable public rental housing, with a portfolio of nearly 10,000 apartments and over 5,700 in various stages of development.
