The Municipal Company for Housing and Land of Madrid (EMVS Madrid) has finalized the construction of 100 new affordable rental homes in the Vallecas 62 development, located in the Ensanche de Vallecas. The building features apartments with up to four bedrooms, parking spaces, and commercial premises.
During a visit to the development, the delegate for Housing Policies and president of EMVS Madrid, Álvaro González, highlighted the Madrid City Council's commitment to leading in the construction and investment of public affordable rental housing.
The development comprises 35 two-bedroom apartments (four adapted for people with reduced mobility), 58 three-bedroom apartments, and seven four-bedroom apartments. The complex also includes 102 parking spaces and two commercial units.
Rental prices will not exceed 30% of the family unit's income. Individuals with incomes up to 3.5 times the IPREM will be eligible, meaning a couple with two children could have gross annual earnings of approximately 44,000 euros.
The building boasts an 'A' energy efficiency certificate and incorporates an aerothermal system, radiant cooling floor, External Thermal Insulation Composite System (ETICS), PVC joinery, and cross-ventilation for maximum efficiency.
The total investment in the project exceeds 25 million euros. Of this amount, over 20.5 million comes from the Madrid City Council, with 4.5 million from European Next Generation funds, as part of an agreement with the Ministry of Housing and Urban Agenda and the Community of Madrid.
This project is part of the South Strategy, an initiative driving urban, economic, and environmental transformation in the southern and eastern districts of the city.
In total, EMVS Madrid manages around 10,000 public housing units and has over 5,700 in various development phases. According to data from the Ministry of Housing, in the last two years, the municipal company has built 17% of the protected rental housing without the option to buy in Spain.
