The Community of Madrid has witnessed a 30% increase in new contracts under its Plan Alquila between January and April 2026, solidifying its role as a key tool for security in the rental market.

The Plan Alquila of the Community of Madrid has established itself as a fundamental pillar for stability in the rental sector, providing guarantees to both property owners and tenants. This program has experienced significant growth, with a 30% increase in the number of new contracts signed between January and April 2026, reaching 653 agreements, compared to 501 recorded in the same period of the previous year.

This increase reflects growing public confidence in this service, especially after the central government's proposed extension of leases was not approved, a situation that has created uncertainty in the market. The measure proposed by the central government would have allowed some tenants to extend their stay in homes after their contracts ended, but its rejection has raised questions about the future of many leases.

What is certain is that this rental decree has been a direct attack on legal certainty and has condemned many citizens to lose time, money, and peace of mind. From this challenge, only a trace of insecurity remains: tenants who do not know if they can stay in their homes and owners who do not know if they can recover theirs without getting caught in litigation."

Since its launch in 2008, Plan Alquila has provided over 927,000 consultations, with more than 50,500 in 2025 alone, and has managed nearly 110,000 contracts and renewals. Its key benefits include the preparation of inventories and photographic reports at the request of owners, a free rent default insurance for the first three years of the contract, and free home insurance for the first year.
Additionally, the program offers free legal intermediation and the inclusion of an arbitration clause through the Arbitration Council, which streamlines conflict resolution and reduces costs for both parties involved in the lease.
