The Madrid City Council has greenlit the simultaneous execution of urbanization and building works in the first phase of the Los Cerros development in Vicálvaro, allowing construction to begin on 4,157 homes.

The Madrid City Council has authorized the simultaneous execution of urbanization and building works in the first stage of Los Cerros, located in the Vicálvaro district. This step will enable developers to start constructing the initial homes once they obtain the corresponding permits.
This first phase of the project includes the construction of 4,157 homes, of which 481 will be promoted by the Madrid City Council itself. The urbanization of Los Cerros is divided into three stages, with the first two already underway.
The total area of Los Cerros spans 4.7 million m² and plans for the construction of 14,276 homes, with 50% designated for some form of official protection. The design emphasizes the integration of nature and city, allocating 550,650 m² for tertiary and commercial uses.
1.7 million m² will be dedicated to green spaces, exceeding the size of Retiro Park, and will include the planting of over 9,400 trees and 100,000 shrubs. Additionally, the project will feature a 31.1-kilometer cycle path and 15 children's play areas.
In terms of connectivity, Los Cerros will have direct access to the M-45, R-3, and M-203. Integration with public transport is planned through Bus Rapid Transit (BRT) and EMT Madrid lines. The total estimated investment for the area is 3 billion euros, projected to generate approximately 15,000 direct and indirect jobs.
