Renting has become an increasingly popular option in Móstoles, especially among young people, due to the difficulties in purchasing a home. The absence of a substantial mortgage makes renting an attractive alternative for independence.
Móstoles is notable for its proximity to the capital, its infrastructure, and its leisure and business offerings. However, high demand and a scarce supply of housing have driven rental prices up, reaching historic levels in the municipality.
According to the latest report from Idealista, rental prices in Móstoles saw a significant surge in August 2026, achieving the highest figure in its history at €14.4/m². This marks the fifth time that prices have exceeded 14 euros per square meter.
This increase has occurred despite aid provided by the Community of Madrid and the Government. The year-on-year rise of 7.2% places the average price per square meter at 14.4 euros, with some properties exceeding 1,500 euros per month.
Until 2025, the price per square meter had never surpassed 13 euros. The latest Idealista study confirms the upward trend, with an increase compared to July, although still far from last year's figures (€13.4/m²).
Compared to neighboring cities with over 100,000 inhabitants, Móstoles (€14.4/m²) is only surpassed by Parla (€13.7/m²). Leganés and Getafe record the highest prices in the southern area at €15.2/m², followed by Alcorcón with €15.1/m², and Fuenlabrada with €14.7/m².
