The rental market in Alcorcón shows an upward trend, with a 3.8% year-on-year increase in July, reaching 16.28 euros per square meter. This data, published by the Fotocasa Real Estate Index, sharply contrasts with the general situation in the Community of Madrid.
Across the region, the rental price has dropped by 10.6% year-on-year, settling at 19.27 euros per square meter. According to Fotocasa, this decline represents the second-largest recorded in the regional index's historical series.
Alcorcón is among the few municipalities that have defied the downward trend. Alongside Fuenlabrada, Móstoles, San Sebastián de los Reyes, and Las Rozas de Madrid, the Madrid city presents year-on-year increases in rental prices.
Despite this increase, the rental price in Alcorcón (16.28 euros/sqm) remains below the average for the Community of Madrid (19.27 euros/sqm). However, it is not among the cheapest municipalities, surpassed by Móstoles (15.38 euros/sqm), Tres Cantos (14.70), Colmenar Viejo (14.00), Leganés (13.71), and Alcalá de Henares (5.91).
At the opposite end, the most expensive markets are La Moraleja (21.66 euros/sqm), San Sebastián de los Reyes (20.65 euros/sqm), and Madrid capital (19.95 euros/sqm). Alcorcón holds an intermediate position within the Madrid market.
The price of 16.28 euros per square meter in Alcorcón translates into approximate costs. A 50-square-meter property would cost around 814 euros per month, while a 70-square-meter property would be about 1,140 euros. For an 80-square-meter apartment, the rent would reach approximately 1,302 euros.
In comparison, renting an 80-square-meter property at the average price of the Community of Madrid (19.27 euros/sqm) would cost about 1,542 euros per month, a difference of approximately 240 euros compared to Alcorcón.
