The Ministry of Housing has given the green light to the urban management initiative for the construction of 10,700 properties in the Campamento Operation area. This progress materializes after the approval of the Compensation Board's constitution, allowing for the urbanization of the land and subsequent construction of the homes. This project, considered the most important in the region in recent years, will generate significant positive and negative impacts in municipalities like Móstoles.
The approved plan includes the creation of 10,700 homes. Of these, 7,000 (65%) will be under some form of public protection, aimed at offering more affordable options. The remaining 3,700 will be free market homes. Within the protected housing category, there are 3,800 homes with Public Limited Price Protection (VPPL), 2,100 with Basic Public Protection (VPPB), and 1,100 designated for rent.
This development, located in Madrid's Latina district, adjacent to the Paseo de Extremadura axis, had been pending execution for decades. Its development could influence the real estate market in Móstoles, potentially leading to price reductions due to competition. Furthermore, the volume of new homes will place considerable pressure on the transport infrastructure and services around the A-5, affecting the daily commutes of thousands of residents.
The project, which has awaited development for 30 years, now enters a new phase following municipal approval. The tunneling of the A-5 is nearing completion, expected by December, which will facilitate the Campamento Operation. The transformation of access routes and urban spaces will occur concurrently with these works, complementing the arrival of new housing and consolidating the development of Madrid's southwest.
