Real estate agent sentenced for defrauding €500,000 in luxury villa construction in Majadahonda

The administrator of a real estate company has been sentenced to six months in prison and a €180,000 fine for defrauding a couple who commissioned the construction of a luxury villa in Majadahonda.

A 60-year-old man, the sole administrator of a construction company, has accepted his conviction for defrauding nearly €500,000 from a couple who commissioned the building of a luxury villa in the Los Satélites urbanization, in Majadahonda. The sentence includes six months in prison and a €180,000 fine, in addition to nearly €300,000 in compensation for the buyers.
According to the Madrid Prosecutor's Office, the defendant falsified the architect's signature on up to 13 work certifications. The aim was to make the clients, who resided outside of Spain, believe that the construction was progressing as planned, when in reality only half of the work had been completed.
The couple commissioned the construction of the home in 2017, agreeing to a total payment of €528,300. However, the real estate manager used the architect's scanned signature to validate documents and hide that only 54.21% of the work was completed, despite a certification stating 92.08%.
The villa, located in an urbanization of over 300 modern homes in Majadahonda, is estimated to be worth over one and a half million euros. These residences feature over 500 square meters of land, a private pool, five bedrooms, and up to five bathrooms.
