New 14,500 m² commercial park in Colmenar Viejo to create over 200 jobs

Colmenar Viejo is advancing the development of a new 14,500 m² commercial park in the La Estación neighborhood, with an opening planned for late 2027 and the creation of over 200 direct jobs.

The project, named Alerce Park Colmenar, aims to expand services in a growing residential area and stimulate economic activity within the municipality. Construction will commence in the coming months on a consolidated urban plot of 40,000 square meters, promoted by the company Alerce Real Estate.
The future complex will integrate two major food retailers alongside approximately ten commercial establishments, offering a diverse range for residents and visitors. It will feature over 500 parking spaces and direct access to the premises to facilitate user mobility. Its proximity to the Renfe Cercanías station ensures accessible connections for residents of the municipality and nearby towns.
The developer anticipates an influx of over 5,000 daily customers, partly driven by the presence of large food operators, which is expected to attract other commercial brands. The park's launch is estimated to create more than 200 direct jobs, aligning with the area's population growth.
The development coincides with demographic growth in Colmenar Viejo, which has surpassed 60,000 inhabitants in the last 25 years. According to Borja Arambarri, Director of Development and Expansion at Alerce Real Estate, the project is part of the company's expansion strategy, designed as a modern, sustainable space tailored to market demand.
The plan includes a second phase on the same plot, covering an additional 7,000 square meters, which could accommodate a new building for mid-sized retail spaces and a standalone establishment. The execution of this expansion will depend on market demand and operator interest.
