Colmenar Viejo Offers 43 Affordable Rental Homes in El Navallar

The Community of Madrid's Plan VIVE II makes properties available to residents with reduced prices and additional services.

Starting next Tuesday, residents of Colmenar Viejo will have access to 43 rental homes in the El Navallar neighborhood, with prices beginning at 542 euros per month and key handover expected between June and July.

These properties, located at Francisco Revellés Tejada Street, 1, are part of the Community of Madrid's Plan VIVE II and fall under the Basic Public Protection Housing (VPPB) scheme. This ensures their prices are between 20% and 40% below current market rates in the area.
The homes, ranging from one to three bedrooms, include community fees, IBI (property tax), and municipal rates in their monthly cost, although up to 15% of the rent can be passed on to the tenant. Base prices are 542 euros for one bedroom, 755 euros for two, and 959 euros for three bedrooms.
In addition to competitive pricing, the properties offer extra services such as a garage, storage room, and terrace. Common areas include an outdoor gym, a children's play area, and smart CitiBox mailboxes. The building also provides cleaning and maintenance services.
Applications open on May 18 and will be processed entirely online, allocated strictly by order of registration. Key handover is anticipated between June and July 2025.
To qualify for these homes, applicants must meet several requirements: the home must be their habitual residence, they cannot own another property anywhere in Spain, they must be adults (or emancipated minors) with Spanish nationality or legal residency in Spain, and their income must be between 1.5 and 5.5 times the IPREM (Public Indicator of Multiple Effect Income). Furthermore, the rental cost cannot exceed 35% of the household's annual income.
Priority will be given to those who have been registered in Colmenar Viejo for at least three years or have worked in the municipality for the same minimum period, facilitating access to housing for long-standing local residents.
