According to a Fotocasa Research survey, conducted in February 2026, one in five young Madrileños who have bought or intend to buy a home has resorted to this guarantee. This figure exceeds the national average, which stands at 19%.
The guarantee, managed by the Official Credit Institute, covers up to 20% of the mortgage loan amount. This coverage allows young people to access mortgages that finance up to 100% of the home's value, thus eliminating the need for significant initial savings for the down payment.
Nationally, 3% of young people have already obtained the guarantee and are enjoying its benefits. An additional 10% has received approval but has not yet started using it, while 6% are awaiting the resolution of their application. The remaining 81% have not applied for the aid, although 47% of this group are considering doing so.
By autonomous communities, Andalusia leads with 25% of young applicants, followed by the Valencian Community with 24%. The Community of Madrid and Catalonia share 21%, while the rest of Spain registers an average of 16%.
The demand for this measure has shown fluctuations in recent years. In 2024, 17% of young people had applied for the guarantee; in 2025, the figure dropped to 15%, and in 2026 it has rebounded to 19% nationally. This instrument was designed to mitigate one of the main barriers to accessing the real estate market: the need for prior savings for the down payment.
