These new homes are part of the regional government's plan to increase the resources of the Social Housing Agency (AVS) with 2,100 properties during the current legislative term. The tenders, authorized by the Governing Council on July 22, aim to provide homes for low-income families.
The publication in the Official Gazette of the Community of Madrid details an increase in the number of homes initially planned for these plots. Thanks to the new Urgent Measures Law, which increases buildability and density, the total figures have risen from 561 to 670 homes.
Specifically, in the Los Berrocales development, 154 houses will be built (up from 130 planned). In San Blas-Canillejas, the housing units increase from 160 to 191. The three plots in the UVA of Hortaleza will accommodate 325 homes, exceeding the original 272.
The AVS will award the construction through a surface rights cession procedure for 75 years. Madrid residents interested must meet requirements, including an income limit of up to 5.5 times the IPREM.
The tender specifications also establish the distribution of bedrooms, allowing for proposals of one, two, and three-bedroom units. One-bedroom units must constitute at least 30% of the total, and three-bedroom units a maximum of 10%.
