Madrid Tenants' Union Organizes Assemblies on Rental Contract Extensions

The organization provides in-person advice in various capital neighborhoods to inform about the decree extending rental contracts.

The Madrid Tenants' Union has launched a series of informative assemblies in several neighborhoods across the capital to advise tenants on rental contract extensions, a measure promoted by the Government.

Starting from Tuesday, April 7, the organization has initiated open meetings in different parts of Madrid. The main objective is to clarify doubts about the procedure for requesting renewals and the legal arguments supporting tenants, especially given the expiration of numerous contracts in the coming years.

"It must be remembered that in Madrid, between 2026 and 2027, 474,000 rental contracts will expire, affecting almost 1.6 million people."

The Council of Ministers' decree, approved in March, includes the extension of rental contracts subject to the Urban Leases Law that expire between March 22 and December 31, 2027. Although the package of measures is still awaiting validation in the Congress, legal experts suggest that its effects could be maintained if tenants formally request extensions before a possible parliamentary rejection.
The in-person assemblies complement the work started with the website poderinquilino.org, which details the Royal Decree-Law on the two-year rental extension. The Union now seeks more direct contact with those affected, encouraging them to request the extension of their contracts.
Meeting points include Plaza Agustín Lara in Lavapiés and the Casino de Lucero in the Latina district on Tuesday, April 7. On Wednesday, April 8, the activity will move to Plaza del Mercado de Tirso de Molina in Puerta del Ángel. Over the weekend, on Saturday, April 11, there will be a meeting at the Centro Social Okupado La Rosa, and on Sunday, April 12, in Plaza de las Palomas in Tetuán.
The initiative will continue the following week, with an assembly on Monday, April 13, at El Sanky de Carabanchel. On Wednesday, April 15, three simultaneous meetings will take place in Plaza Rutilio Gazis in Arganzuela, Plaza Roja in Vallecas, and Plaza de Daoíz y Velarde in Retiro. Additionally, every Friday in April, including April 10, the Ateneo La Maliciosa hosts welcome assemblies for new interested parties.
The regulation establishes a two-year freeze on residential rents, provided they expire between March 22 and December 31, 2027. The annual update will be limited to 2% during the extension, unless a higher agreement is reached with landlords not considered large holders. The Tenants' Union has developed application templates for the extension, available on their website, and emphasizes that, although mandatory, the extension is not automatic, requiring formal action by the tenant.
