These newly finished residences include 34 two-bedroom units, 54 three-bedroom units (four of which are adapted for people with reduced mobility), and eight four-bedroom units. The development also features 144 parking spaces and 96 storage rooms.
“"The commitment of the Madrid City Council to the residential development of this new area is strong, with over 1,200 affordable rental homes currently under construction."
The investment for the construction of this development, known as Cañaveral 8, exceeded 20 million euros, including the land value. These homes aim to facilitate access to housing for groups facing greater difficulties, such as young people and families with minor children.
The rental price has been set not to exceed 30% of the household's income. The homes were allocated in a lottery held last February to Madrid residents with incomes up to 3.5 times the IPREM. For instance, a couple with two children could qualify with a maximum gross annual income of around 44,000 euros.
The residential complex is designed with two towers offering dual orientation and cross-ventilation. Additionally, it incorporates green areas with native plants, common spaces, and a children's play area. The building boasts an A energy certification, aerothermal systems, photovoltaic panels for common areas, LED lighting, and rainwater harvesting for automatic irrigation.
In total, EMVS Madrid is developing 1,212 affordable rental homes in El Cañaveral, distributed across 13 developments. 80% of these units will be allocated to young people and families with children. To date, 1,078 homes have been completed, and 570 families already reside in them, solidifying Madrid's position as a national leader in affordable public rental housing.
