The Campamento Operation in Madrid moves forward with the definitive unblocking of the urban development, as announced by Mayor José Luis Martínez-Almeida during the State of the City Plenary. The Nuevo Barrio Campamento project, located in the Latina district, will transform 211 hectares of former military facilities into 10,700 affordable homes, 365,000 square meters of green spaces, and 442,000 square meters of public facilities and services.
The Governing Board approved this Thursday the urbanization project for an area of two million square meters, with an investment exceeding 383 million euros. The mayor highlighted that this initiative will add more than 10,000 homes to the city.
The development, with the Paseo de Extremadura as its main axis, is situated between the Avenidas de los Poblados and de la Aviación, within the Campamento and Las Águilas neighborhoods. Data from the City Council indicates that 7,000 of the 10,700 homes (65%) will have some form of protection, including 3,800 Limited Price Homes (VPPL), 2,100 Basic Public Housing (VPPB), and 1,100 designated for rent. The remaining 3,700 will be free-market housing.
93,340 square meters will be allocated for commercial activities and 59,048 for offices. The area designated for public networks will be 1,563,420 square meters, including provisions for urban services, internal roads, tree-lined public spaces, and social facilities.
The project includes 22 green areas and the planting of over 8,000 trees. Additionally, the facilities of the Army Geographic Service and the Military Veterinary Center will be preserved as public amenities.
The urbanization will be carried out in three phases, contingent upon the project to bury the A-5 highway. Phases 1 and 2 focus on the land south of the area, while Phase 3 encompasses the land on both sides of the A-5 and north of the infrastructure.
Demolition work on the former Campamento barracks has concluded three months ahead of schedule, according to Minister of Housing and Urban Agenda, Isabel Rodríguez. The entity Casa 47 has the necessary administrative procedures and budget to begin the urbanization of the New Campamento Neighborhood.
Rodríguez described the project as "the most important public housing project being undertaken in Spain," stating it will be a "100% public and 100% affordable" neighborhood intended to house over 25,000 people, ensuring its general public interest function.
