The main objective is to obtain designs that integrate into the current city model, prioritizing energy efficiency, sustainable mobility, and social cohesion. This new development, located adjacent to Leganés Norte, will cover over one million square meters.
The plan allocates 40% of the land to green spaces and open areas, while the remaining 60% will be reserved for endowment facilities, tertiary services, and housing solutions. Approximately 4,000 homes are planned, with 2,500 receiving some form of public protection or being affordable rentals, following the regional executive's Plan Vive model.
The contest rules, published on the Public Procurement Portal of the Community of Madrid, will be evaluated by a specialized jury. They will select the top three proposals based on quality, innovation, and respect for the natural environment. The winners may also be awarded the contract for drafting the necessary planning instrument for urban development.
The new neighborhood will fully integrate the sustainable use of natural resources and carbon footprint reduction, with the Butarque Stream serving as a central axis. This environmental corridor will connect to the Arco Verde, a 222-kilometer infrastructure linking municipalities such as Fuenlabrada and Alcorcón, and natural spaces like Bosquesur and the Polvoranca Forest Park.
Interventions in the Arco Verde include planting 530 trees and shrubs, consolidating the ground, adequate signage, a pond for amphibians, and insect hotels. Additionally, the Vereda de la Moraleja will undergo environmental restoration, and an underpass beneath the Cercanías C-5 line will be adapted into a cycle path.
