The room rental market in the Spanish capital has shown a significant increase in its supply during the second quarter of 2026, registering a 17% rise compared to the same period last year. According to data from the real estate portal Idealista, despite this greater availability, the average cost to rent a room in Madrid has gone up by 4% year-on-year, reaching 550 euros per month.
This average price of 550 euros positions Madrid among the most expensive cities in Spain for renting a room, surpassed only by Barcelona (600 euros) and on par with Palma. Nationally, the supply of rental rooms grew by 12%, with an average price of 425 euros, representing a 1% increase.
Madrid is a significant hub for this segment of the real estate market, accounting for 23% of the total supply of rooms for rent in Spain. The cities of Valencia (15%), Barcelona (11%), and Seville (3%) complete the picture, with these four urban centers holding more than half of the available stock in the country.
Regarding demand, the increase in supply in Madrid has led to a moderation of competition. While the number of interested individuals per room rose by 12% in Spain as a whole and by 22% in Barcelona, the Spanish capital experienced a 9% decrease in competition for each available room over the past year.
