The latest data from the real estate portal Idealista reveals that the price of renting properties in Alcorcón has continued its downward trend. In April 2026, a 2.1% decrease was recorded compared to March of the same year. This reduction, while positive, is considered insufficient to reverse the overall market situation.
Despite the drop in rental prices, the average price of housing for sale in Alcorcón has reached a new historical record, standing at 3,355 euros per square meter. This figure surpasses the previous high recorded in March, which was €3,259/m². Compared to January 2026, the reduction in rent is even greater, reaching 3.4%. However, when compared to April 2025, rent is still 4.8% more expensive.
The downward trend in rental prices is not exclusive to Alcorcón. In Móstoles, a 2.6% decrease was observed in March, while in Leganés the reduction was 2.5%. On the other hand, Getafe experienced a 2.2% increase, and Fuenlabrada recorded the largest drop with 4.4%. Despite these small monthly improvements, the housing market in the region remains a challenge for most residents.
